**Hotel Abacus Site to Be Redeveloped into Student Housing Near University of Georgia**

Core Spaces has announced plans to redevelop the site of the former Hotel Abacus — a 122-room hotel originally built in the 1970s — into a new midrise student housing community. Located within a half-mile of the University of Georgia, the project will create accommodations for more than 1,200 students. The total development cost is projected to exceed $150 million.

As part of the proposed deal, Core Spaces will contribute $7.8 million to the county’s affordable housing trust fund, invest $2.7 million in local sewer infrastructure upgrades, and provide partial funding for the construction of a public parking deck at Hoyt Street and North Avenue, according to the Atlanta Business Journal.

The development is slated to break ground in March 2026, with completion expected approximately two years later.

Core Spaces recently completed The Hub Athens, a 460-bed student housing project on Mitchell Street. The developer is also involved in the redevelopment of the former Cheetah Lounge site in Midtown Atlanta, which is being transformed into student housing for Georgia Tech.
