CBRE Facilitates Sale of Former Escondido Ice Plex in Partial Sale-Leaseback Agreement

CBRE has announced the successful sale of the former Escondido Ice Plex, a 6.32-acre property located at 555 North Tulip Street in Escondido, California. The property was acquired by Hazard Construction and will serve as the company’s North County headquarters to better service ongoing and future regional projects.

Roger Carlson and Blake Wilson of CBRE represented the seller, Onward Energy, in the transaction. Mickey Morera of Kidder Mathews represented the buyer, Hazard Construction.

The property includes a 77,787-square-foot building that formerly housed the Escondido Ice Plex, which ceased operations in 2020. The transaction involved a partial sale-leaseback agreement and also includes an existing power plant facility and additional yard space.

“The sale included a partial sale-leaseback agreement, and its strategic location and flexible zoning provided an excellent opportunity for the buyer to expand its existing construction operation,” said Roger Carlson of CBRE.

Located at the intersection of Interstate 15 and Highway 78, the site offers excellent accessibility. With M-2 zoning and surplus land, the property also presents opportunities for future expansion, including dock loading capabilities.
