**Georgia State Pension Agencies to Develop 250,000-SF Office Tower in Atlanta**
TPA is spearheading the development of a new 15-story office building in Atlanta that will serve as the headquarters for two major Georgia state pension systems. Located at 1715 Northside Drive NW, the project will encompass approximately 250,000 square feet of office space.
The new facility will primarily accommodate the Teachers Retirement System of Georgia (TRSGA) and the Employees Retirement System of Georgia (ERSGA). Office space will begin on the seventh floor, with the lower levels, including a welcoming lobby. In addition to housing the pension agencies, three of the floors will be leased to private tenants. While the tenants have yet to be announced, the inclusion reflects broader commercial use within the structure.
The site was assembled in two acquisitions: $15 million was paid for the former Diamond Club property, and an adjacent 3.2-acre parcel was purchased in 2014 for $5.9 million. Together, the properties total 12 acres.
Construction firm Brasfield & Gorrie has begun preliminary site work. Vertical construction is anticipated to begin in March 2026, with project completion expected by March 2028.
