**Rise Partners Plans Major Mixed-Use Development in York County**

Rise Partners is targeting a 97-acre site in York County for a large-scale mixed-use development that would include commercial, retail, office, and residential space. A proposal currently under consideration by the county planning agency outlines plans for up to 300,000 square feet of commercial and retail space, in addition to 95,000 square feet of office space.

According to the Charlotte Business Journal, the development would also incorporate up to 247 residential units. The site is located at the intersection of Old York and Adnah Church roads, strategically positioned between the cities of Rock Hill and York.

The proposed project is set to be developed in two distinct phases. The first phase, covering 35.1 acres, would encompass all of the planned commercial, retail, and office components. The second phase would span 61.9 acres and feature a residential community consisting of both single-family attached and detached homes, with a density of up to four units per acre.

Public records indicate that the York County Council could review the proposal for final approval as early as next month.

The development request was submitted by Rise Partners in collaboration with Prestige Land and Site Works LLC and Ivester Group, who are listed as the landowners.
