Material Capital Partners has secured $77.8 million in project financing and officially broken ground on Harmony at Clear Creek, a 188-unit build-to-rent (BTR) residential community located in Shawnee, Kansas, just southwest of Kansas City.
This milestone marks Material Capital Partners’ expansion into the Midwest and signifies the final investment from its BTR Development Fund I. Harmony at Clear Creek is the third collaboration between Material Capital and financial partner Bluerock. Bank OZK is providing the construction financing, while Winchester Commercial Group is serving as the lead vertical construction partner.
Spanning approximately 40 acres, Harmony at Clear Creek will feature 188 single-family homes and townhomes. The residences will offer a mix of three- and four-bedroom floor plans, ranging from 1,600 to 2,400 square feet. Each unit will include a two-car garage, private patio, fenced backyard, and a mudroom equipped with built-in storage cubbies. Winchester Commercial Group, a long-time construction partner of Material Capital, will execute the development.
This project represents a significant step in Material Capital’s ongoing strategy to deliver high-quality BTR communities across key U.S. growth markets.
