Cawley Commercial Real Estate has finalized the lease of an industrial property located at 160 N. Garden Avenue in Roselle, Illinois. This follows Cawley CRE’s previous role in representing the property’s sale earlier in the year.

The 5.73-acre site includes a 28,964-square-foot maintenance facility and a standalone 1,350-square-foot office building. The property was acquired by Industrial Outdoor Ventures (IOV), who then appointed Matt Garland, Senior Vice President; Andrew Maletich, SIOR, Principal; and Theo Zacher of Cawley CRE as the exclusive leasing representatives.

Cawley CRE has since secured a long-term, 87-month lease with National Trench Safety, a leading provider of trench and traffic safety equipment and services.

Following the acquisition, IOV implemented a series of significant renovations. These upgrades included modernized building systems, refreshed interior spaces, and improvements to the exterior yard and drive-through bays. The property now features thirteen drive-through bays, a paint booth, a wash bay, and a gravel lot. Strategically located near major highways, O’Hare International Airport, and regional rail yards—along with the benefit of favorable DuPage County taxes—the site offers an optimal location for industrial logistics and operations.
