**TSMC Plans Massive Mixed-Use Community Near Its Arizona Chip Plant**
Taiwan Semiconductor Manufacturing Company (TSMC), best known for producing cutting-edge computer chips, is expanding its vision beyond technology. The company is now partnering on a proposed rezoning effort to develop a massive mixed-use, master-planned community near its Arizona chip-making facility.
Homebuilder PulteGroup is reportedly interested in the site, most of which is currently state-owned land. The proposed development, known as NorthPark Phoenix, would span more than 6,000 acres and include a mix of residential, commercial, and employment uses, along with significant open space and preserved land.
Plans for NorthPark Phoenix include up to 15,150 residential units, comprising both detached single-family homes and apartment rentals.
While the Arizona State Land Department has yet to schedule an auction for the property, and the City of Phoenix has not initiated the rezoning process, TSMC sees the potential community as critical to supporting the long-term ecosystem surrounding its multi-billion-dollar chip fabrication plant.
The size and scale of TSMC’s facility means it will likely attract numerous ancillary businesses, and company leadership believes additional nearby land is essential to accommodate this expected growth.
