Tarlton Properties Secures $105M for Austin Life Sciences Development

Tarlton Properties has secured a $105 million construction loan for a new build-to-suit life science facility located at 3600 Breakthrough Loop in Austin, Texas. The 223,500-square-foot project is fully preleased to BillionToOne (BTO), marking the biotech company’s first office space outside of the San Francisco Bay Area.

The state-of-the-art facility is a key component of the larger EastVillage ATX development, a 425-acre mixed-use project. It is expected to house more than 1,000 employees once completed in late 2026. Construction for the new site began in September, with BillionToOne anticipated to begin operations by the end of next year.

White Construction serves as the project’s general contractor, and STG Design is leading the architectural efforts.

The broader EastVillage ATX development will deliver approximately 1.5 million square feet of health and life sciences space. It will also include 350,000 square feet dedicated to retail, restaurants, hotels, and entertainment, as well as an estimated 2,500 residential units.

This marks the fourth collaboration between BillionToOne and Tarlton Properties.

CBRE’s Bob Ybarra, Jim Korinek, Doug Birrell, Zack Holderman, and Jesse Greshin arranged the financing for the project.
