**Related Cos. Plans Massive Mixed-Use Development in Austin**

Related Cos. is seeking approval from the City of Austin for a rezoning request that would pave the way for a large-scale, mixed-use development near the intersection of South Congress Avenue and East Riverside Drive. The proposed project spans 6.5 acres and would include nearly 600,000 square feet of office space, 950 residential units, a 225-room hotel, and 135,000 square feet dedicated to restaurant, grocery, and retail use.

In addition to the mixed-use components, Related is requesting permission to build structures up to 650 feet tall at the center of the property, with a maximum building height of 500 feet along the edges.

According to the Austin Business Journal, the project’s vision is to create a cluster of buildings with activation throughout the day, aiming to contribute vibrancy and consistent use across the development.

The current site comprises a two-story office building, a five-story office building, the South Congress Square Apartments, and Ego’s karaoke bar.

Should the rezoning be approved, the timeline for construction remains uncertain. Related would likely need approximately two years to complete the site development process before securing financing and beginning construction.
