**Pennrose Breaks Ground on Hildebrand Commons Senior Housing in New Brunswick**

Pennrose, in partnership with the New Brunswick Housing and Redevelopment Authority (NBHA) and other project collaborators, has officially broken ground on Hildebrand Commons — a new affordable housing community for seniors located on the former site of the Hoffman Pavilion public housing complex in New Brunswick, New Jersey.

The development will feature a six-story building with 66 rental units designed for adults aged 55 and older. The apartments will include a mix of one- and two-bedroom layouts and will be available to households earning between 20% and 60% of the Area Median Income. This translates to an annual income range of $21,480 to $64,440 for a one-person household.

Of the 66 units, 48 will serve as replacement public housing, and 39 will be designated as Replacement Contribution Agreement (RCA) units. Additionally, five units will be reserved to support formerly homeless individuals.

“It’s an honor to begin another impactful initiative with NBHA to deliver much-needed affordable housing for New Brunswick’s seniors,” said Jacob Fisher, Regional Vice President at Pennrose. “In an area with significantly long waitlists for affordable, senior rental options, Hildebrand Commons will transform a vacant and underutilized site into a critical community asset.”

Move-ins are scheduled to begin in Fall 2026.
