**BKM Capital Partners, Kayne Anderson Acquire 16-Building Light Industrial Portfolio in Bay Area**

BKM Capital Partners and Kayne Anderson Real Estate have acquired a three-property light industrial portfolio in the San Francisco Bay Area. The transaction, whose financial details remain undisclosed, includes approximately 505,000 square feet spread across 16 buildings and 94 units. Located in Hayward and Concord—two of the West Coast’s most supply-constrained industrial submarkets—the portfolio was marketed by CBRE National Partners.

“Functional, well-located light industrial product of this scale rarely trades in the Bay Area, so this was a rare opportunity to secure critical mass,” said Brett Turner, Senior Managing Director of Acquisitions & Dispositions at BKM. “The portfolio offers a compelling combination of functionality, tenant diversity, and mark-to-market upside in a region where scale is incredibly difficult to achieve.”

Currently 89% leased, the portfolio hosts more than 70 tenants, with no single industry accounting for more than 20% of the rental income, ensuring strong tenant diversification.

The assets include Huntwood Business Center and Hesperian Business Park in Hayward, as well as the Concord Industrial Park. As part of a broader repositioning strategy, the Concord property will be rebranded as Mount Diablo Industrial Park.
