Marcus & Millichap has announced the successful sale of a Bank of America property located in Windsor, Connecticut, for $2.6 million. The transaction involved a 4,650-square-foot property and was facilitated by Mark Krantz, Senior Director of Investments, and Derrick Dougherty, Senior Managing Director of Investments. The duo represented a Connecticut-based private investor and developer. The buyer, a private investor based in Florida, was also procured by Krantz and Dougherty, with assistance from John Krueger, Marcus & Millichap’s broker of record in Connecticut.

“Bank of America remains one of the most dominant financial institutions in the region, ranking among the top five deposit holders in Hartford County,” said Krantz. “This location benefits from exceptional real estate fundamentals—positioned as an outparcel to high-performing national retailers such as Target, HomeGoods, Stop & Shop, and Petco.”

The property, built in 2007, is located at 1045 Kennedy Road and operates under a corporate-guaranteed, triple-net ground lease. The site is strategically situated near several major economic drivers, including Bradley International Airport, a 3.8-million-square-foot Amazon fulfillment center, and major employers such as Pratt & Whitney, CVS Health, and The Hartford.
