**Winterpast Capital, Vitality Senior Living Acquire Miami Senior Facility for $41.2M**
Royal Senior Care has sold the Oasis at Coral Reef, a 127-unit senior living community in Miami-Dade County, for $41.2 million. The property, located at 15005 to 15060 S.W. 97th Avenue, was acquired by a joint venture between Winterpast Capital Partners and Vitality Senior Living.
The deal was supported by a $35.9 million mortgage from Forbright Bank. Royal Senior Care initially broke ground on the project in 2021 with a $41.9 million construction loan. Completed in 2023, the facility sits on a 9.3-acre site.
The Oasis at Coral Reef includes 102 independent living units, 71 assisted living units, and 28 memory care rooms. On-site amenities include a dining room, clubhouse, swimming pool, fitness center, and beauty spa.
The transaction was brokered by Berkadia’s Ross Sanders, Dave Fasano, Cody Tremper, and Mike Garbers, who represented the seller.
This acquisition highlights continued investor interest in senior housing assets across South Florida.
