**Griffis Residential Acquires West Palm Beach High-Rise for $87 Million**
Griffis Residential has acquired Anya, a 223-unit high-rise apartment community located in West Palm Beach, Florida. Built in 2023, the 15-story property has been rebranded as Griffis West Palm.
The acquisition, which includes 3,132 square feet of ground-floor retail space, was completed with Northwestern Mutual Life Insurance Co. and Woodfield Development as the sellers. Griffis West Palm offers a mix of studio to three-bedroom apartments, with unit sizes ranging from 535 to 1,579 square feet. Monthly rents range between $2,495 and $7,295.
Amenities at the property include a year-round resort-style pool with cabanas, coworking pods, an outdoor yoga studio, grilling stations, a rooftop deck, a 24-hour fitness center with spin room, electric vehicle charging stations, and package lockers.
The purchase was completed through Griffis Residential Income Trust (GRIT), an open-end multifamily investment fund launched in 2020. This transaction marks GRIT’s ninth acquisition and was financed through a 10-year, fixed-rate, interest-only loan structure.
