Capital Healthcare Properties and HSG Medical have joined forces to launch a new venture, which is currently in the permitting phase. The project aims to establish a specialized cardiovascular outpatient ambulatory surgery treatment center (ASTC). This initiative will transform an old 43,000-square-foot fitness facility located at 1836 Freedom Drive in Naperville.

The building was acquired with an occupancy rate of 85% and is anchored by a leading health system. It sits on five acres of land and offers over 200 parking spaces. Its strategic location within the highly sought-after Freedom Commons retail development along Freedom Drive between I-88 and Diehl Road makes it easily accessible.

The construction team for this project includes renowned architects Antunovich Associates and HDR, civil engineer V3 Companies, MEP engineer IMEG, landscape architect Hitchcock Design Group, as well as general contractor Boldt. This marks the second joint venture project for Capital Healthcare Properties and HSG Medical after their successful acquisition of a four-story multi-tenant outpatient medical office building spanning over 80,000 square feet in Columbus Ohio.
