Lone Star PACE facilitated a $40 million C-PACE loan for the revitalization of ViVa Center, a 2.3-million-square-foot technology hub in Houston that will support data center development.
Located at 11445 Compaq Center West Drive, the facility spans 774,000 square feet and is part of the newly rebranded ViVa Center. Originally built as Compaq Computer’s headquarters and later acquired by Hewlett-Packard Enterprise, this turnkey data center will cater to hyperscale users in cloud computing and artificial intelligence industries. The financing provided by Nuveen Green Capital will be used for sustainable building upgrades during Phase 1 of development, including energy-efficient windows, LED lighting systems, advanced HVAC systems,and high-efficiency plumbing.
The project involves retrofitting an existing building with Phase 1 expected to be completed this fall. Through C-PACE financing options available to property owners for energy and water conservation systems in commercial buildings such as new construction or retrofits like this one at ViVa Center can receive low-cost long-term funding through programs like Lone Star PACE.
