Trammell Crow, in partnership with Daiwa House Texas, has begun construction on Blue Ridge Commerce Center in Fort Bend County. This industrial park will consist of five buildings and cover 92 acres. It is expected to be completed by the summer of 2025 and will offer over 1.35 million square feet of Class A industrial space.
According to George Farish from Trammell Crow, this project is located in one of the fastest-growing industrial submarkets in Houston’s southwest region. As of the second quarter of 2024, it had a vacancy rate below five percent.
The five buildings at Blue Ridge Commerce Center will include a cross-dock facility with a clear height of 36 feet spanning over an area measuring at least 257,001 square feet; another front-load facility covering approximately157,626 square feet with roof-mounted solar panels and a clear height reaching up to32feet; as well as three other facilities featuring rear-loading options or cross-docking capabilities along with varying heights ranging from28to36feet across areas measuring between153928and431017square-feet respectively.
These buildings are strategically located at the intersection between Fort Bend Parkway and McHard Road for easy access and visibility. They are available for sale or lease opportunities.
