S2 Capital, a real estate investment firm, has recently acquired an apartment community in the Collingwood neighborhood of Charlotte. The $49 million purchase from Highland Capital Management marks S2’s fifth acquisition in the city and aligns with their strategy of targeting high-growth multifamily opportunities across the country.

The property, now known as The Marley, will undergo extensive renovations to its exterior facade and outdoor amenities. Additionally, unit interiors will be updated with new appliances and finishes. According to Davey Leach of S2 Capital, these improvements aim to enhance the property while expanding their presence in North Carolina.

Located at 1100 Falls Creek Lane, The Marley offers studio, one-, and two-bedroom apartments within its 352 units. Residents can also enjoy various on-site amenities such as a swimming pool with grilling station, clubhouse for social gatherings or events,
fitness center for staying active,
dog park for furry companions,
and nature trail for outdoor recreation.

This latest venture by S2 demonstrates their commitment to investing in growing markets like Charlotte.
