The Northside High School campus in Memphis has been unoccupied since 2016. However, a team of experienced developers will soon begin transforming the space into a 200,000-square-foot mixed-use project at the beginning of next month. This highly anticipated project is estimated to cost $72 million and has already secured pre-leasing agreements.

The development group consists of The Works Inc., a prominent nonprofit organization specializing in affordable housing that will own and manage the property, as well as ComCap Partners who will oversee construction and development. With rates set at 80% below the local median for all on-site housing options, including some units priced even lower at 50%, this project aims to provide accessible living spaces for residents. The new Northside Square complex is expected to feature 42 affordable housing units on its third floor while reserving lower floors for commercial use.
